Call us when you have an accepted offer, not the week of closing. Homeowners insurance can be harder to place than people expect, especially for older homes or older roofs, and some issues only surface during a quote.

The inspection matters to insurance too

Your home inspection can reveal things insurers care about: roof condition, outdated electrical panels, old plumbing, or foundation issues. Share anything significant with us. It is better to learn that a roof affects eligibility now, when you can negotiate with the seller, than after closing.

After closing

Escrow, explained

Most lenders collect homeowners premiums through escrow: a portion of each mortgage payment goes into an account, and the lender pays your insurance at renewal. If your premium rises at renewal, your monthly mortgage payment rises too, sometimes with a shortage payment. When that happens, it's a good moment to have your coverage re-shopped.

Closing date changes

Closings move. If yours does, tell us so the policy's effective date matches. Coverage that starts after closing leaves you uninsured; coverage that starts too early is usually easy to adjust.

Moving your belongings

During a move, your belongings may be covered under your old homeowners or renters policy, your new policy, or the moving company's limited liability. Ask before moving day.
