1. Roof

• How old is the roof, and what is it made of?
• Does the policy pay replacement cost or actual cash value on roof claims? Look for a roof surfacing or roof settlement endorsement.
• Is there a cosmetic damage exclusion (common on metal roofs)?

2. Wind and hail deductible

• Is it a flat dollar amount or a percentage?
• If a percentage, multiply it by your dwelling limit. Could you pay that amount tomorrow?

3. Dwelling coverage

• Does the limit reflect today's rebuild cost, including any remodel or finished basement?
• Is there extended replacement cost? How much?
• Is there ordinance or law coverage for code upgrades?

4. Water

• Is water and sewer backup coverage included? What is the limit?
• Do you have a sump pump or finished basement?
• Do you need flood insurance?

5. Personal property

• Replacement cost or actual cash value on contents?
• Any jewelry, firearms or collectibles above special limits that should be scheduled?

6. Liability

• What is your liability limit? Does it match what you own?
• Pool, trampoline, dog, or rental property that needs disclosing?
• Would an umbrella policy make sense?

7. Price

• Only after the six sections above: is the premium competitive for this coverage?
